The market steadied over the summer. It's not hot, and it's not falling apart. Each city moves differently, so I look at recent sales in your neighborhood. Well-priced homes still sell quickly, but overpriced homes sit. Buyers still have room to negotiate, especially on homes that have been listed a while, and builders are still offering incentives (see new construction in Mansfield). How do real estate agent commissions work in Texas?
Commissions have always been negotiable, and they still are. Nothing is set by law. Since August 17, 2024, offers to pay the buyer's agent can't be posted on the MLS, but a seller can still agree to cover that fee as part of the deal. Starting January 1, 2026, Texas law also requires a written agreement before an agent shows you a home. That agreement spells out my services and how I'm paid. I'll walk you through it so there are no surprises.
