You want to sell your home. However, you received code violations. Daily fines and interest accrue following the citing of a code violation. You’ve decided to sell and you don’t want to – or can’t – pay for repairs. Neither do you want to pay any more fines or interest. You need to sell your home fast. What can you do? Can you actually sell a house with code violations?

It is not impossible to sell a home in Texas with code violations. You will, in order to sell your home, need to make some pretty precise decisions. If you can find someone to take it off your hands quickly, and pay cash, it might be your best option.

If you want to sell your home with code violations, one of the most important things for you to realize is that you must disclose the fact it has those code violations. It is illegal to keep that kind of information from potential buyers.

Let’s look at some ways to sell your home with code violations.

Check with Experts

A local real estate agent who has dealt with code violations before may be able to help you with your situation, at least where some advice is concerned. They can look at the compliance problem and explain the specifics to you. They might even be able to help you get your violations sanctioned down by negotiating with the officer.

What Can Be Repaired?

If you absolutely have to correct violations, think about whether or not it’s worth it in your situation. Look at each violation specifically and figure out how repairing it might set you back financially and more. Things like removing shoddy paint, draining pools, landscaping the property, and cleaning up the lawn are relatively simple fixes that can increase your home’s value and curb appeal and have a positive impact.

A bit more money and effort, however, may be needed for some violations. It could include having to install new windows, replace the water tank, install handrails, remove asbestos, etc. Skills that you don’t have might be required for these. To see if it’s worth the fix, contact a contractor who can give you an estimate.

Negotiation

By being upfront and honest about the code violations, you may be able to do some negotiating with a potential buyer. Coming down on your sale price may be something both of you can agree on, rather than spending the money, time, and effort on repairs (so your home would be in compliance). To find out how much repairs may cost, another option is to have an assessment done by an inspector. Who pays for this? It might be you.

Finding an “As Is” Buyer

Even with code violations, there are some potential buyers who will agree to take a chance on your home. For people who either have the funds to make the repairs or know how to do it themselves, this is a good way to save money on a home purchase. Unfortunately, it may mean less money for you. But if you want to sell fast, this could be the way to go.

Whether your “as is” buyer will be a private citizen or company that specializes in buying homes as is, this is something you may want to explore and see who is willing to offer more.
